Our Team's Plan for Marketing Your Home
1. Assist you in preparing your home for showings by examples and suggestions. We'll help you view your home through a buyer's eyes!
2. Take exterior and interior shots of your home howcasing your finest features.
3. Submit your home to the Multiple Listing Service (MLSNI) within 24 hours.
4. Submit copies of your home's listing to each member of the GMAC sales staff (Glen Ellyn and Wheaton offices)
5. Input your home's information through our many Internet web sites to maximize exposure. Provide you with "CUTTING EDGE" technology in doing so. Ask for demonstration.
6. Advertise your home in the appropriate media.
7. Customize a creative feature sheet with highlight photos and a list including all improvements and benefits found in the home.
8. Place a GMAC sales sign in the yard and a key box on the front door.
9. Hold a public open house as needed.
10. Personally target the top agents in our market area with information on your home. Send a reminder flyer once a month.
11. Hold a brokers' open house (with one of us present to answer questions) within one week from listing date. Repeat as necessary.
12. Send mailers or knock on 100 doors in your surrounding area letting them know you are on the market. "Just Listed"
13. Follow up with any cooperating brokers who have shown your property for their feedback.
14. Update you weekly as to any feedback in showings or changes in the market.
15. Promote your home at our monthly office sales meetings.
16. Pre-qualify, when possible, all prospective buyers.
17. Represent you as a buyer's agent when looking to purchase another home for your family locally or connecting you with an agent through our established referral network RELO.
18. Represent you upon the presentation of all contracts by cooperating brokers and help you negotiate the best possible price and terms suiting your family's needs.
19. Keep you informed after the contract has been accepted by following up on the terms of the agreement. (mortgage contingency, title, survey and other closing procedures)
20. Attend closing with you.
